Strategic planning work includes commercial office / retail / hotel projects in major cities, both domestic and international.
 Privatization advisory roles for GSA for Washington's Navy Yard with Anacostia Riverfront Park by Forest City Enterprises, and the historic Old Post Office by the Trump Organization.
 International assignments include King Khalid Science City in Riyadh, and IMC's Mixed-Use Tower in Qingdao. Transportation projects include advisor to Transbay on Mixed-Use concepts for Fast Train terminal, and on new LIRR Concourse Grand Central.
 Corporate Fortune 100 consulting for portfolio strategies, and headquarters facilities for Citicorp, Pitney Bowes, AT&T, Phillips Pension Fund, and Prudential Realty. Recent engagements include re-positioning an underperforming shopping mall, advisor for a new riverfront district, and expert witness for failed developments. Buckley is also an Advisory Board member for Interlink Group,

 Formulated a Strategic Economic Development Plan, due to the erosion of city's retail base, and corporate facility out migration; assisted in report drafting; presentations to Mayor's office, and research on Strategic Industry Clusters
Jones Day Expert Witness
 For DDR, national real estate investment trust in litigation on complex mixed-use retail / residential / office center joint venture, assisted in Deposition preparation, and competitive environment research.
 McCool Smith
 For a failed Mixed-Use Entertainment Center adjacent Cowboys Stadium in Texas, researched environment for Lifestyle and Regional Shopping Centers; helped prove declining real estate markets and poor leasing, contributed to developer's decision to withdraw.
 Transbay Fast Train Terminal
 Assisted in creating Tenant Mix and Layout Plan, new uses for Transbay's rooftop Park, Development schedule and Pro Forma; prepared Interim Use Strategy for the Train Box with research for uses that could be constructed and operated with short timeframes, ceasing operations, upon notice from Transbay to  fit out.
